Details of the Job/Internship

Neuraleap Technology Group is hiring for the position of Advocate with 1-5 years of experience to join their office in Chennai. 

Role and Responsibilities

1. Land Acquisition Legal Support

• Provide comprehensive legal assistance for land acquisition activities, including title verification, due diligence, and documentation.
• Examine property titles, identify legal encumbrances, and advise on land regularization, conversion, and compliance matters.
• Handle legal processes related to land aggregation, land pooling, and negotiations with landowners and stakeholders.

2. Documentation & Contract Management

• Draft, vet, and finalize a variety of land-related legal agreements including:
• Sale Deeds, Agreements to Sell, Powers of Attorney,
• Joint Development Agreements (JDAs), Lease Agreements, and MOUs.
• Ensure proper registration and stamping of legal instruments in accordance with the Tamil Nadu Registration Act and Indian Stamp Act.

3. Regulatory & Local Compliance

• Ensure full compliance with applicable laws such as:
• Tamil Nadu Land Reforms Act, Tamil Nadu RERA, municipal and panchayat regulations.
• Coordinate with revenue departments, Sub-Registrar offices, and other statutory bodies to obtain approvals, NOCs, and clearances.

4. Litigation & Dispute Management

• Represent the company in land-related disputes, including:
• Encroachment claims, tenancy matters, land acquisition challenges, and civil suits.
• Liaise with and manage external counsels and law firms for litigation strategy and representation across Tamil Nadu courts.

5. Due Diligence & Risk Management

• Conduct legal due diligence and land audits prior to acquisition or development initiatives.
• Identify legal risks and implement strategies for risk mitigation and compliance assurance.
• Collaborate closely with land acquisition, liaison, and project teams to ensure legal processes align with business goals.

Eligibility

• LL.B. or LL.M. from a reputed law school.
• 1–5 years of hands-on legal experience, with a focus on real estate, land acquisition, or property law in Tamil Nadu.
• Strong knowledge of Tamil Nadu land laws, property registration rules, and real estate practices.
• Proficiency in reviewing and handling patta/chitta, encumbrance certificates (EC), FMB, and other land documents.
• Fluency in English and Tamil, both written and spoken.

Salary/Stipend
