Arkabandhu Properties Pvt Ltd is hiring an Investigative Journalist in Hyderabad, Telangana. Candidates must have 5+ years of experience in investigative journalism, legal research, or real estate analysis.
Role and Responsibilities
- Investigative Research & Reporting:
- Conduct in-depth investigations into land ownership disputes, property fraud, encroachments, and legal violations.
- Verify land records, title deeds, and revenue documents to identify inconsistencies or fraudulent claims.
- Analyze property-related legal frameworks, including the Real Estate (Regulation and Development) Act, 2016, Transfer of Property Act, and Stamp Duty regulations.
- Track and monitor court cases, legal precedents, and changes in property law affecting real estate transactions.
- Content Development & Analysis:
- Prepare detailed investigative reports, research briefs, and documentation with actionable insights for senior management.
- Develop case studies and white papers on real estate trends, legal disputes, and fraud detection.
- Identify potential risks in property acquisition and development through a data-driven approach.
- Legal Compliance & Due Diligence:
- Assist the legal team with due diligence, verification, and fact-checking for prospective land acquisitions and real estate deals.
- Investigate regulatory compliance, environmental clearances, and land conversion processes.
- Collaborate with legal advisors to prepare evidence and documentation for dispute resolution and arbitration.
- Intelligence Gathering & Risk Assessment:
- Develop and maintain relationships with local authorities, government officials, and legal experts to gather credible information.
- Conduct background checks on property owners, developers, and entities involved in real estate transactions.
- Identify potential risks related to market trends, political developments, and real estate scams.
- Field Visits & On-Site Investigations:
- Travel occasionally across India to conduct on-ground investigations, field audits, and verify property details.
- Conduct interviews with local stakeholders, government officials, and legal advisors to validate land titles and dispute claims.
- Visit project sites to assess compliance with legal and environmental standards.
- Communication & Stakeholder Management:
- Present findings and insights to senior leadership and the legal team with recommendations for action.
- Liaise with external consultants, legal advisors, and investigative agencies for cross-verification of facts.
Eligibility
- Educational Background:
- Bachelor's/Master’s degree in Journalism, Law, Business Administration, or a related field.
- Certification in Investigative Journalism, Legal Studies, or Real Estate Law is a plus.
- Experience:
- 5+ years of proven experience as an investigative journalist, legal researcher, or real estate analyst.
- Hands-on experience in researching land disputes, property fraud, or real estate regulations.
- Technical Skills:
- Strong knowledge of real estate laws, including RERA, Transfer of Property Act, Stamp Duty, and Land Acquisition Regulations.
- Proficiency in data analysis, fact-checking, and evidence compilation.
- Expertise in legal databases, online investigation tools, and public records research.
- Soft Skills:
- Strong analytical, critical thinking, and problem-solving skills.
- Excellent written and verbal communication skills.
- Ability to work independently with minimal supervision and meet tight deadlines.
