UniMax is looking for a candidate for the position of Legal Advisor.

Role and Responsibilities

Legal Compliance & Real Estate Transactions: -

Experience in Revenue / Civil Courts in MMR and have knowledge about 12.5 % scheme and 22.5 scheme.
Experience in Revenue related matters like Revenue records, 7/12 extracts, proceedings related to Mutation entries, Land acquisition in Raigad & CIDCO area, property laws, documentation.
Provide legal advice and support on real estate transactions, including RERA (Real Estate Regulation and Development Act), property acquisitions, sales, leases, and development projects.
Advise on compliance with applicable laws, regulations, and industry standards.
Interpret and explain complex legal and regulatory issues to internal stakeholders.
Land use regulations, zoning, environmental laws, Suppliers & Contractors.
Assist in obtaining necessary permits and licenses for real estate projects.

Property Development & Acquisitions: -

Oversee legal aspects of property development initiatives, including acquisitions, due diligence, contracts, & negotiations with sellers, developers, or government bodies.

Contract Management: -

Draft, review, & negotiate various contracts & agreements and other legal documents related to real estate, including leases, licenses, easements, development, amendments, while protecting the clients’ interests.
Ensure that all contracts are legally sound and protect the company's interests.

Due Diligence: -

Conduct legal due diligence for property acquisitions, mergers, and joint ventures. Assess and mitigate potential legal risks associated with real estate projects.

Risk Assessment & Mitigation: -

Researching & identifying any legal risks associated with real estate & property matters & develop strategies to mitigate these risks. Implement procedures to ensure compliance & minimize legal exposure.

Policy Development: -

Develop & implement policies & procedures related to real estate & property matters within the operation to ensure compliance & ethical practices.
Provide training and guidance to employees on legal matters and best practices.

Dispute Resolution: -

Manage legal disputes concerning real estate, property, or land-related issues, collaborating with external legal counsel, if necessary, & work towards favorable resolutions.
Handle legal disputes and litigation related to real estate transactions and property matters.
Represent the company in negotiations, mediations, arbitrations, and court proceedings as required.
Collaborate with external legal counsel when necessary.

Eligibility

Bachelor’s degree in Law, with specialization or additional qualifications in real estate law. is a plus.
5 years of proven experience as a Real Estate Lawyer, Legal Advisor, or a similar position in Real Estate industry & property law.
Holding a valid license to practice law
Complete knowledge of Rera / Maha RERA , Municipal Laws & applicable Taxes
Complete knowledge of Property Ownership, Transfer of Property Act, Indian Contract Act, Essential Documents for Property Buyers etc.
Familiarity with real estate concepts such as litigation, property management, & sales transactions.
Highly motivated & detail-oriented individual.
Ability to maintain confidentiality of any sensitive information.
