Details of the Job/Internship
Sammy’s Dreamland Co. Pvt. Ltd is looking for a candidate for the position of Legal Advocate with 5+ years of experience.
Role and Responsibilities
- Provide expert legal advice on property acquisitions, sales, leases, and development projects.
- Ensure compliance with real estate laws, local government regulations, and RERA (Real Estate Regulatory Authority) guidelines.
- Assist in obtaining necessary licenses, approvals, and permits for real estate projects.
- Develop and implement legal strategies to mitigate risks and ensure regulatory compliance.
- Draft, review, and negotiate agreements such as sales deeds, lease agreements, joint venture contracts, and construction contracts.
- Prepare and vet MoUs, NDAs, and other legal documents relevant to real estate transactions.
- Identify and address potential legal issues in contracts, ensuring alignment with the company’s objectives.
- Represent the company in legal proceedings related to property disputes, tenant matters, or regulatory issues.
- Handle arbitration, mediation, and negotiations to resolve conflicts amicably.
- Liaise with external counsels for complex litigation cases and ensure effective representation.
- Conduct legal due diligence for land acquisitions, project partnerships, and investments.
- Evaluate title documents, encumbrances, and other property-related records to identify risks.
- Proactively address legal risks associated with development projects and business operations.
- Act as a liaison with government authorities, legal professionals, and external consultants for legal matters.
- Advise internal teams, including sales, marketing, and operations, on legal implications of business decisions.
- Train employees on key legal concepts and updates in real estate law.
Eligibility
- Education: Bachelor’s or Master’s Degree in Law (LLB/LLM).
- Experience: Minimum 5+ years in real estate law, with experience in handling property matters and compliance.
- Licenses: Active membership in the Bar Council.
- Strong understanding of RERA regulations, land acquisition laws, and urban development policies.
- Expertise in drafting and reviewing complex property agreements.
- Excellent research, negotiation, and drafting abilities.
- Strong problem-solving and analytical skills.
- Effective communication and stakeholder management.
Salary/Stipend
