Details of the Job/Internship
IndiaLaw LLP is hiring for the position of Legal Associate - Property Due Diligence with 2+ years of experience to join their office in Mumbai.
Role and Responsibilities
- Title Search & Report Generation: Conduct and lead title search processes by reviewing public records, legal databases, and other relevant sources to validate property ownership and title history. Prepare detailed and accurate title reports.
- Property Due Diligence: Perform in-depth legal due diligence to identify ownership disputes, encumbrances, and other legal risks associated with property transactions.
- Legal Document Review: Examine and interpret property-related documents such as sale deeds, mortgages, leases, easements, and encumbrances to ensure legal soundness.
- Risk Analysis & Advisory: Identify potential legal risks and provide strategic legal recommendations to clients to mitigate transaction-related exposure.
- Client Interaction: Communicate due diligence findings clearly to clients, including banks, NBFCs, developers, real estate agents, and individual buyers.
- Cross-functional Collaboration: Work closely with internal legal teams, real estate professionals, and external stakeholders to resolve title-related issues and support seamless property transactions.
- Compliance & Updates: Stay informed on relevant central and state property laws, regulatory changes, and industry best practices.
- Documentation & Reporting: Maintain well-documented records of all findings, ensuring timely and professional report submission.
Eligibility
- LL.B. from a recognized university.
- Minimum 2 years of relevant experience in Title Search and Property Due Diligence, especially for Banks and NBFCs.
- Certifications in Property Law or Title Examination are a strong advantage.
- Excellent legal research and analytical skills.
- Proficient in interpreting legal documentation and maintaining detailed records.
- Strong written and verbal communication skills.
Salary/Stipend
