Details of the Job/Internship
Ivy Homes is hiring a Legal Associate with 0–3 years of post-qualification experience to join their office in Bengaluru. The role involves conducting due diligence of real estate properties, drafting agreements and transactional documents, and managing property registrations in coordination with internal and external stakeholders.
Role and Responsibilities
- Conduct due diligence of real estate properties and analyze title flow.
- Draft agreements such as Agreements for Sale, MOUs, Powers of Attorney, Sale Deeds, and other ancillary documents.
- Collate, scrutinize, and verify land and apartment-related documents.
- Prepare preliminary title reports and review title documents.
- Manage property registrations in coordination with CRM teams, sellers, and buyers.
- Execute and register Sale Deeds at the Sub-Registrar Office.
- Calculate and manage payments of stamp duties to the Land Registry Office.
- Assist in ad hoc legal projects as requested by management.
Eligibility
- BA LLB (5 Years) or LLB (3 Years).
- 0–3 years of experience; experience in a developer or law firm background is desirable.
- For freshers, internship experience in real estate is mandatory.
- Ability to read and write Kannada and English is required.
- Working knowledge of Hindi is preferable but not mandatory.
- Understanding of title flow and agreements related to real estate properties.
- Knowledge of title/revenue documents such as Khatha and Encumbrance Certificates.
- Experience in drafting commercial and real estate agreements.
- Good understanding of property law, contract law, stamp act, RERA, and Transfer of Property Act.
- Strong analytical, communication, and interpersonal skills.
- Attention to detail and a proactive approach.
