Eskay Movies is hiring Legal Executives–Land Acquisition with experience of 2 to 3 years to join their office in Kolkata.

Due Diligence of Land Documents

Conduct thorough due diligence on land-related legal papers, including title deeds, sale deeds, devolution documents, and other ancillary documentation.
Search and verify deeds on government websites to ensure authenticity, completeness, and accuracy.
Identify discrepancies or legal anomalies in the documents and prepare detailed reports highlighting the issues.
Provide advisory solutions on mitigating discrepancies to facilitate the smooth acquisition of land.
Verify the accuracy of land records, detect any potential legal disputes, and ensure compliance with the West Bengal Land Reforms Act and related regulations.

Drafting and Registration

Drafting, vetting, red-lining, finalizing, and facilitating the execution of agreements for sale, sale deeds, indemnity bonds, and other ancillary documents as needed.
Query generation and modification on government websites as per requirement.
Facilitate the registration process of land, including the preparation and submission of documents to the Land Registry.

Mutation Processing and Other Compliances

Prepare and process mutation applications, and conversion applications, including submitting requisite documents and following up with authorities.
Visit the BLRO office to carry out necessary documentation, and hearings and ensure proper mutation of lands acquired.
Address all compliance requirements related to acquired lands.

Circle Rate Analysis and Valuation

Research and analyze circle rates to determine the fair market value of land.
Provide actionable insights to support negotiations and strategic decision-making.

Advisory Support

Offer expert advice on resolving legal issues, ensuring compliance with land laws, and mitigating risks associated with land acquisition.
Guide land area conversions (e.g., katha to decimal, acres to decimal) and ensure accurate calculations in agreements.

Bachelor’s degree in Law (LLB) (5 years or 3 years).
2–3 years of professional experience in handling land-related matters, including due diligence and compliance.
In-depth knowledge of the West Bengal Land Reforms Act, land ceiling laws, and other related regulations.
Proficiency in land documentation processes, including deed searches, mutation processing, and registration.
Strong drafting skills for agreements, sale deeds, and related legal documents.
Familiarity with BLRO procedures, government website tools for land documentation, and query generation/editing.
Expertise in land valuation methods, circle rate analysis, and land area conversions.
Strong research, analytical, and negotiation skills.
High attention to detail and exceptional organizational abilities.
Proficiency in English and Bengali is a must.
Ability to travel for official work, including visits to BLRO offices and land registration authorities.
