Details of the Job/Internship
They are looking for an experienced and detail-oriented Legal Executive to join in Gurugram office. The ideal candidate should have expertise in legal scrutiny, title investigation, and non-encumbrance certification processes. The role demands strong analytical skills and proficiency in property-related legal documentation, with at least 5 years of relevant experience. Non-Litigation practitioners preferred.
Role and Responsibilities
- Conducting comprehensive legal scrutiny of property documents to verify ownership, ensure a clear title, and comply with legal requirements, while preparing detailed Title Investigation Reports (TIR) to aid in property acquisition decisions.
- Verifying and obtaining Non-Encumbrance Certificates (NECs) to confirm properties are free from legal claims and liaising with authorities for their timely acquisition.
- Drafting and reviewing property-related legal documents such as sale agreements, lease agreements, and deeds to ensure compliance with applicable laws and regulations.
- Advising on legal risks in property transactions and offering solutions to mitigate them, as well as assisting teams in resolving disputes related to property titles or ownership.
- Coordinating with financial institutions, government authorities, and internal teams, to streamline documentation and verification processes.
- Maintaining professional relationships with regulatory bodies and legal entities to ensure smooth compliance and operations.
Eligibility
- Bachelor’s or Master’s degree in Law (LLB/LLM).
- Minimum 5 years of experience in legal scrutiny, title investigations, and property documentation.
- Strong knowledge of property laws, including Transfer of Property Act, Registration Act, and related regulations.
- Experience in working with real estate firms, legal consultancies, or financial institutions.
- Knowledge of digital land record systems and legal tech tools.
- Exposure to dispute resolution and litigation related to property matters is a plus.
