Details of the Job/Internship

Oraiyan Groups is hiring for the position of Legal Head with 8-15 years of experience to join their office in Bengaluru.

Role and Responsibilities

1. Property Due Diligence

• Conduct title verification, review land records, check encumbrances, and perform end-to-end legal due diligence for land acquisition and property transactions.

2. Agreements & Legal Documentation

• Draft, review, and negotiate Sale Deeds, Lease Deeds, Joint Development Agreements (JDAs), MOUs, Power of Attorney documents, and Construction Contracts.

3. Litigation Management

• Represent the company or liaise with external counsel in handling property-related litigation, including land disputes, RERA proceedings, and arbitration matters.

4. Regulatory Compliance

• Ensure adherence to all applicable laws and regulations, including RERA, the Transfer of Property Act, Contract Act, Stamp Act, Registration Act, and local municipal norms.

5. Liaisoning & Coordination

• Liaise with government authorities such as revenue departments, municipal bodies, and development authorities to obtain necessary legal clearances and approvals.

6. Risk Management

• Identify legal risks across projects and transactions; develop and implement strategies for risk mitigation and legal safeguarding.

7. Legal Advisory & Leadership

• Advise senior leadership on legal strategy, compliance requirements, and feasibility of land/project acquisitions. Supervise a team of legal professionals and external counsel.

Eligibility

• Bachelor’s degree in Law (LLB) from a recognized institution.
• 8–15 years of legal experience in the real estate sector.
• In-depth knowledge of property law, land acquisition, RERA, and contract law.
• Proven experience in conducting legal due diligence for real estate projects.
• Strong command over Kannada for document review and stakeholder communication.
• Excellent drafting, negotiation, and legal advisory skills.

Salary/Stipend
