Avighna Group is hiring for the position of Legal Manager with 5 years of experience to join their office in Mumbai.
Role and Responsibilities
Legal Advisory
- Advise internal teams on a wide range of legal issues related to real estate, including contracts, leasing, land acquisition, zoning, and regulatory compliance.
- Monitor legal and regulatory developments in the real estate sector and update stakeholders on significant changes.
Contract Management
- Draft, vet, and negotiate real estate agreements such as lease deeds, sale deeds, development agreements, MoUs, and NDAs.
- Ensure contracts are legally compliant, mitigate risks, and align with the business objectives.
- Support cross-functional teams in interpreting and fulfilling contractual obligations.
Dispute Resolution & Litigation
- Handle and oversee legal disputes, claims, and litigation related to real estate matters.
- Liaise with and manage external counsel, represent the company in proceedings, and devise effective legal strategies for dispute resolution.
- Support the business in arbitration and out-of-court settlement efforts when appropriate.
Regulatory Compliance
- Ensure adherence to applicable real estate laws including RERA, land laws, municipal regulations, and registration requirements.
- Design and implement compliance protocols and conduct periodic legal audits and training sessions for relevant teams.
Risk Mitigation
- Identify potential legal risks in property acquisitions, development, leasing, or joint ventures.
- Develop preventive legal strategies and propose remedial actions to minimize exposure.
Legal Due Diligence
- Lead legal due diligence for land acquisitions, project development, and other real estate transactions.
- Provide senior management with risk assessments and legal opinions based on findings.
Stakeholder Collaboration
- Work closely with internal departments (Project, Sales, Finance, etc.) and management to align legal inputs with business plans.
- Present legal advice in a practical, business-oriented manner for non-legal teams.
Documentation & Record-Keeping
- Maintain organized records of legal documents including contracts, compliance reports, and litigation files.
- Ensure timely renewals, filings, and registrations.
Eligibility
- LL.B. from a recognized Indian law school; must be enrolled with the Bar Council of India.
- Minimum 5 years of hands-on legal experience in the Indian real estate sector, preferably in a corporate legal department or top-tier law firm.
- In-depth knowledge of Indian real estate laws, including RERA, land acquisition, stamp duty, registration laws, and local municipal regulations.
- Strong drafting, reviewing, and negotiation skills across varied real estate contracts and legal instruments.
- Experience in litigation and alternative dispute resolution related to property matters.
- Proficient in legal research tools such as Manupatra, SCC Online, or similar databases.
- Excellent communication and interpersonal skills; fluency in English and at least one regional language.
- Ability to manage multiple transactions, deadlines, and stakeholder expectations in a fast-paced environment.
