Details of the Job/Internship
Legodesk (OSETTL Technologies Pvt. Ltd.) is hiring a Legal Officer (Property Law) with experience of 3–6 years to join their office in Bengaluru.
Role and Responsibilities
- Review title documents and verify the chain of ownership, including sale deeds, gift deeds, partition deeds, wills, and succession certificates.
- Analyse Encumbrance Certificates and identify existing mortgages, liens, or charges.
- Examine revenue records such as Khata, RTC, 7/12 extracts, mutation entries, and land conversion status.
- Verify property tax receipts and identify outstanding dues.
- Conduct litigation searches to identify pending suits, injunctions, or disputes.
- Review approved building plans, Occupancy Certificates, Completion Certificates, and RERA compliance.
- Collect and verify society, builder, and lender NOCs for resale transactions.
- Coordinate with valuation agencies and field teams for site verification.
- Draft or review Title Search Reports and flag title defects or risks.
- Verify CERSAI registration for secured assets.
- Generate and review legal notices, including Section 138, SARFAESI, arbitration, and recovery notices.
- Track case progress and ensure timely updates across clients and courts.
- Prepare MIS reports and dashboards for internal teams and clients.
- Coordinate with partner lawyers for filings and follow-ups.
- Review auto-generated legal documents for accuracy and compliance.
- Support the customer success team in resolving client queries related to legal and property matters.
Eligibility
- 3–6 years of experience in property due diligence, title verification, or legal documentation.
- Strong understanding of property laws, land records, and registration processes.
- Experience working with banks, NBFCs, ARCs, housing finance companies, or law firms handling secured lending.
- Familiarity with mortgage documentation, CERSAI, and SARFAESI processes.
- Proficiency in MS Excel and experience handling legal MIS and case data.
- Excellent attention to detail and strong written communication skills.
- LLB degree or equivalent legal qualification.
- Knowledge of state-specific land revenue systems, preferably Karnataka.
- Experience with legal tech platforms or document management systems.
