Details of the Job/Internship
Sammy’s Dreamland Co. Pvt. Ltd. is hiring a Legal Officer with over 5 years of experience in real estate to join its team in North Bengaluru. The role involves handling end-to-end legal documentation, coordination with internal departments and external stakeholders, litigation management, regulatory compliance, and representation before various authorities.
Role and Responsibilities
- Coordinating with internal departments and landowners to obtain necessary property details, documents, and information.
- Compiling available documents, identifying additional documentation requirements, and presenting them to management for analysis.
- Drafting legal documents including preliminary title flow and title opinions, MOUs, Joint Development Agreements, Agreements to Sell, Agreements to Build, Sale Deeds, notices, reply notices, public notices, and police complaints, in compliance with organisational guidelines and statutory requirements.
- Working closely with the liaison department to secure revenue documents such as RTCs and ECs, including through RTI applications when required.
- Coordinating with bankers, advocates, consultants, CRM teams, and other stakeholders.
- Interacting with external advocates on legal matters including title opinions, title certificates, and drafting of sale deeds.
- Interacting with customers during the preparation and execution of sale deeds, when required.
- Coordinating with bankers and submitting documents to obtain project approvals in coordination with the marketing department.
- Preparing and maintaining control sheets for all court matters.
- Preparing, filing pleadings, and handling court-related documentation.
- Representing the company and giving evidence before civil, criminal, revenue, police, and other authorities.
- Handling RERA registrations, RERA complaints, and appearing before adjudicating officers and tribunals.
- Handling consumer complaints and appearing before District and State Consumer Forums.
- Following up with external advocates on pending cases, maintaining court diaries, and obtaining and filing judgments, orders, and decree copies.
- Maintaining land bank and project-wise legal documentation.
- Compiling suit filed accounts and preparing statements related to new property acquisitions.
Eligibility
- Minimum of 5+ years of experience in the real estate sector.
- Bachelor of Law (LLB), preferably with a Master’s degree in Law or Business Law.
