Details of the Job/Internship
BPTP Ltd. is hiring legal-RERA to join them in Gurugram office.
Role and Responsibilities
- HRERA Compliance:
- Ensure compliance with all HRERA (state-specific) regulations and guidelines for ongoing and new real estate projects.
- Handle HRERA project registration processes, including applications, renewals, and amendments.
- Maintain and update project details, timelines, and compliance data on the HRERA portal.
- Coordinate with internal teams for timely submission of quarterly compliance reports and disclosures as required under HRERA.
- Legal Advisory and Support:
- Provide legal advice and solutions to management on HRERA-related matters, disputes, and compliance issues.
- Monitor and interpret changes in HRERA regulations and ensure the organization’s policies align with these changes.
- Represent the company in hearings or cases with HRERA authorities and other regulatory bodies.
- Contract Management:
- Draft, review, and vet legal documents such as sale agreements, allotment letters, and builder-buyer agreements to ensure compliance with HRERA norms.
- Negotiate and finalize contracts with vendors, contractors, and other stakeholders.
- Dispute Resolution:
- Manage and resolve disputes, grievances, or claims filed by buyers or stakeholders under HRERA.
- Liaise with external legal counsel for litigation or dispute resolution as required.
- Documentation and Record-Keeping:
- Maintain accurate and up-to-date records of all project-related legal documentation.
- Ensure timely submission and documentation of HRERA audit reports, approvals, and other statutory requirements.
- Stakeholder Coordination:
- Work closely with project, sales, and finance teams to ensure seamless compliance with HRERA requirements.
- Coordinate with HRERA authorities for any clarifications, submissions, or dispute resolutions.
Eligibility
- Education:
- Bachelor’s degree in Law (LLB); Master’s degree in Law (LLM) is preferred.
- Certification or specialization in real estate law is an advantage.
- Experience:
- 5+ years of experience in real estate law, with a strong focus on HRERA compliance and legal advisory.
- Previous experience in a real estate developer or legal consultancy firm handling HRERA matters is highly desirable.
- Skills:
- Strong knowledge of the Real Estate (Regulation and Development) Act, 2016, and related state-specific HRERA rules.
- Excellent drafting, negotiation, and legal research skills.
- Proficiency in handling HRERA portals and managing compliance documentation.
- Exceptional analytical, problem-solving, and decision-making abilities.
- Effective communication and interpersonal skills to liaise with internal teams, regulatory bodies, and clients.
