Details of the Job/Internship
SOBHA Limited is hiring a Legal & Land Purchase Due Diligence Manager with 7–12 years of experience to support real estate development projects.
Role and Responsibilities
- Conduct end-to-end legal due diligence of land parcels, including 30–40 years title verification.
- Examine land records such as RTC, pahani, mutation extracts, survey records, and encumbrance certificates.
- Identify legal risks, encumbrances, easements, and litigations.
- Verify land classification, zoning regulations, and conversion status.
- Review and vet title deeds, sale deeds, JDAs, and power of attorney documents.
- Prepare title search reports and legal opinions.
- Ensure compliance with RERA, land revenue laws, and local regulations.
- Assist in structuring land acquisition transactions.
- Coordinate with landowners, brokers, and internal stakeholders.
- Support negotiations from a legal perspective.
Eligibility
- LLB or LLM from a recognized university.
- 7–12 years of experience in real estate legal due diligence.
- Strong knowledge of Karnataka land laws, registration processes, and property documentation.
- Experience in residential or commercial real estate projects (preferred).
- Familiarity with joint development models and land aggregation.
- Prior experience with reputed developers like Sobha or similar organizations (preferred).
