Details of the Job/Internship

DMart – Avenue Supermarts Ltd. is hiring a Non-Litigation (Real Estate) professional with 5–10 years of experience to join its team in Gurugram. The role involves handling all non-litigation real estate matters for the North region, including title due diligence, property documentation, coordination with advocates, and ensuring legal compliance in property acquisitions and registrations.

Role and Responsibilities

• Investigating and verifying property titles and preparing title notes based on documents.
• Reviewing revenue records, records of rights, encumbrance certificates, and mutation entries.
• Drafting and reviewing property documents including MoUs, sale deeds, powers of attorney, JDAs, lease agreements, and related documents.
• Conducting title due diligence of properties and preparing internal due diligence reports.
• Coordinating, instructing, and following up with solicitors and advocates.
• Vetting contracts and agreements to minimise legal risk and liability.
• Conducting due diligence of land and supporting structuring of acquisitions.
• Reviewing documents for compliance and correctness and conducting legal research.
• Verifying legal compliance for land purchases and title clearance with lawyers.
• Maintaining records of ongoing property proposals and in-house compliance.
• Completing registration of documents and verifying and collecting original documents.

Eligibility

• LLB or LLM qualification.
• 5–10 years of experience in non-litigation real estate matters.
• Experience in title due diligence and property transactions, particularly in Uttar Pradesh, NCR, Punjab, Haryana, Rajasthan, and Odisha.
• Knowledge of revenue records, property registration processes, and drafting of property-related documents.
