Details of the Job/Internship

DMart-Avenue Supermarts Ltd is hiring Non-Litigators (Real Estate) with experience of 10 to 12 years to join their office in Thane.

Role and Responsibilities

• Investigation and verification of title of the property. Preparing title notes based on documents. Translate Local documents and coordinate with HO.
• Experience and knowledge in perusing Revenue records, Records of rights, Adangal, Khata, Encumbrance certificates, mutation entries etc.
• Familiar with the process of registration of documents such as drafting MoU, Sale Deed, POA, JDA, lease Agreement etc, and must have experience in Title Due Diligence of Properties. 
• Coordinate, instruct, and follow up with solicitors/advocates, briefing the solicitors.
• Having exposure to vetting of contracts, all agreements including MOU, Agreement to sell, conveyance, Deed of Gift, Sale deed et,c and tender documents and minimizing the liability and risk for the company.
• Due diligence of lands and structuring of acquisitions.
• Conducts preliminary study of documents and prepares notes/drafts for submission to superior; Checks documents or papers for compliance and correctness. Conducts legal research and preliminary investigation of title documents.
• To verify legal compliance of documents for the purchase of land and title clearance with lawyers.
• He/ She must know about drafting sale deeds/ sale agreements/ power of attorney/conveyance etc.
• Keep track of records of ongoing property proposals and their in-house compliance.
• Complete the process of Registration of Documents and verifying & collection of original documents.

Eligibility

• LLB/LLM.
• Years of Experience: 10 to 12 Years.
• Languages: English, Hindi, Marathi.

Salary/Stipend
