Details of the Job/Internship
Poovayya & Co is looking for a candidate for the position of Real Estate Associate with 2 to 4 years of experience to join them at their office in Bengaluru.
Role and Responsibilities
- Conducting property due diligence, including title investigation and analysis of ownership chain.
- Reviewing and interpret revenue records and land records (including jurisdiction-specific records) and identify title/encumbrance risks.
- Preparing due diligence reports with risk grading and mitigation steps.
- Supporting and managing end-to-end real estate transactions, including acquisitions, alienation, leasing, development and construction projects, collaborations/JDAs, redevelopment, joint ventures, and project finance–related real estate matters.
- Handling matters from the term sheet/LOI stage through execution and closing, including preparation and management of transaction checklists, conditions precedent (CP) tracking, and closing deliverables.
- Coordinating with clients, counterparties, internal teams, consultants, local counsel, and governmental/municipal authorities to ensure smooth execution and timely closure of transactions.
- Managing client communications on updates, deliverables, and timelines.
- Briefing and coordinating with local counsel for jurisdictional opinions and local documentation.
- Maintaining matter files, trackers, and knowledge notes for the team.
- Contributing to knowledge development initiatives, including drafting articles, legal updates, and thought leadership pieces for internal and external publications.
- Working with and guiding interns and junior resources, provide on-the-job mentoring and support the professional development of the team members.
Eligibility
- LL.B. (3-year / 5-year) from a recognized institution.
- Enrolled with the State Bar Council.
- 2–4 years PQE (real estate transactions/due diligence/documentation).
- Excellent written and verbal communication skills: Precise, structured, commercially aware. Ability to effectively engage with clients, counterparties and internal teams.
- Risk spotting and mitigation: Ability to convert issues into actionable options.
- Client handling: Practical, solution-oriented approach.
- Research proficiency: Strong legal research and ability to synthesise advice.
- Tools: MS Office; familiarity with research tools (SCC Online/Manupatra) preferred.
- Language: Working knowledge of Kannada would be an added advantage.
Salary/Stipend
Compensation details will be finalized during the interview process with the selected candidate.
