Details of the Job/Internship
Century Real Estate is hiring for the position of RERA Advocate to join their office in Bengaluru.
Role and Responsibilities
1. RERA Compliance & Advisory:
- Ensure complete compliance with the RERA Act, 2016 for all real estate projects.
- Manage the RERA registration process, including documentation and legal approvals for ongoing and new projects.
- Draft and review critical property-related agreements, including sale agreements, allotment letters, and sale deeds, ensuring adherence to RERA guidelines.
- Liaise with RERA authorities to resolve regulatory issues and represent the company in compliance matters.
2. Litigation & Dispute Resolution:
- Represent the company in RERA tribunals, consumer courts, and other legal forums for real estate disputes.
- Draft and file legal notices, petitions, affidavits, and responses related to RERA cases.
- Manage disputes concerning possession delays, buyer grievances, contract breaches, and regulatory violations.
- Coordinate with external legal counsel to handle complex litigation cases effectively.
3. Legal Documentation & Risk Management:
- Conduct due diligence on land acquisition, title verification, and property documentation.
- Review and negotiate contracts with buyers, vendors, contractors, and stakeholders to mitigate legal risks.
- Identify potential legal risks in project execution and provide proactive legal solutions to mitigate exposure.
4. Corporate & Regulatory Compliance:
- Stay updated on RERA amendments, real estate laws, and local regulatory changes.
- Ensure adherence to environmental laws, municipal approvals, and building codes for ongoing projects.
- Provide legal advice on joint ventures, leasing agreements, and investor relations in compliance with real estate regulations.
Eligibility
- LLB/LLM from a recognized university.
- 3-5 years of experience in real estate law, with a strong focus on RERA compliance and litigation.
- In-depth knowledge of the RERA Act, 2016, real estate transactions, and regulatory frameworks.
- Excellent legal drafting, negotiation, and litigation skills.
- Strong analytical and problem-solving abilities.
- Effective communication and interpersonal skills to interact with regulatory bodies, clients, and stakeholders.
