Details of the Job/Internship
Talrop is hiring for the position of RERA Legal & Compliance Officer with 2-5 years of experience to join their office in Kochi.
Role and Responsibilities
- RERA Compliance
- Evaluate applicability of K-RERA based on project scope and nature.
- Prepare and submit project registration applications (Form A/A1) to K-RERA.
- Coordinate collection and submission of required documents: PAN, ITRs, title deeds, ECs, sanctioned plans, and NOCs.
- Ensure timely quarterly updates and disclosures on the K-RERA portal.
- Monitor escrow account setup, usage, and compliance with statutory timelines.
Legal Drafting & Vetting
- Draft and review construction agreements, sale agreements, and customer contracts in line with RERA norms and the Indian Contract Act.
- Standardize legal documentation, ensuring alignment with evolving regulatory requirements.
- Review and manage legal documents including title deeds, JDAs, and customer property records.
Regulatory Liaison
- Coordinate with local authorities (LSGD, KMBR/KPBR) for building permits and approvals.
- Secure NOCs from relevant departments: Fire & Rescue, Pollution Control Board, Electrical Inspectorate, etc.
Legal Due Diligence
- Perform legal due diligence on customer-owned plots: verify title deeds, ECs, possession certificates, and zoning compliance.
- Identify legal risks and recommend mitigation strategies to senior management.
Reporting & Documentation
- Maintain a comprehensive, up-to-date compliance tracker/dashboard.
- Provide timely updates and legal reports to internal stakeholders.
Eligibility
Education
- Mandatory: LLB from a recognized university.
- Preferred: LLM with specialization in Real Estate Law, Property Law, or Contract Law.
Experience
- 2–5 years of relevant experience in real estate legal practice, with demonstrated expertise in K-RERA processes and compliance.
Salary/Stipend
Compensation details will be finalized during the interview process with the selected candidate.
