Details of the Job/Internship
Oraiyan Groups is hiring for th position of Senior Advocate with 10 years of experience to join their office in Greater Bengaluru Area.
Role and Responsibilities
1. Legal Advisory & Compliance
- Ensure compliance with Karnataka real estate laws, RERA Act, 2016, and municipal regulations.
- Provide legal counsel on land acquisition, title verification, property transactions, and contract negotiations.
- Ensure adherence to guidelines from BBMP, BDA, KIADB, and other local authorities for real estate development.
- Assist in obtaining approvals, NOCs, and clearances for various projects.
2. Contract Drafting & Review
- Draft and review MOUs, Joint Development Agreements (JDA), Sale Deeds, Lease Agreements, Power of Attorney (POA), and vendor contracts.
- Vet buyer agreements, project documentation, and legal clauses in line with RERA guidelines.
3. Litigation & Dispute Resolution
- Manage legal disputes, arbitration, consumer cases, and RERA tribunal cases.
- Represent the company in courts, tribunals, and regulatory forums.
- Handle land disputes, contract breaches, and compliance issues.
4. RERA Compliance & Documentation
- Guide the company on RERA registration, project approvals, and compliance filings.
- Ensure legal due diligence and proper documentation before project launches.
- Address buyer grievances under RERA and liaise with regulatory authorities.
5. Risk Management & Legal Strategy
- Identify potential legal risks in real estate transactions and recommend mitigation strategies.
- Ensure legal safeguards in all corporate agreements and property dealings.
- Stay updated on evolving real estate laws, judicial precedents, and industry trends.
Eligibility
- Education: LL.B / LL.M from a recognized university.
- Experience: Minimum 10 years in real estate law, litigation, and egulatory compliance.
- Expertise in: Karnataka Land Reforms Act, RERA Act, KTCP Act, and property laws.
- Skills:
- Strong contract drafting, legal documentation, and dispute resolution skills.
- Experience in handling RERA matters, project approvals, and title verification.
- Excellent communication, negotiation, and leadership abilities.
