Details of the Job/Internship
Pleasure Spaces (India) Pvt. Ltd is looking for a candidate for the position of Senior Legal Executive with 5 years of experience to join them at their office in Bengaluru.
Role and Responsibilities
- Ensure compliance with real estate laws, regulations, and standards.
- Advise Department Head/management on legal implications of company strategies, projects, and decisions.
- Conduct legal research on real estate regulations and stay updated on changes in property laws.
- Draft, review, and negotiate contracts, including leases, joint venture agreements, construction agreements, and vendor contracts.
- Ensure contracts are legally sound and align with company interests.
- Maintain accurate records of contracts and ensure contract renewals are timely.
- Handle due diligence, title verification, and documentation for property acquisitions, sales, and leases.
- Manage the legal aspects of property transactions, including conveyancing, registration, and documentation.
- Coordinate with external legal counsel for property-related matters when required.
- Manage and resolve legal disputes, including tenant, vendor, and contractor issues.
- Represent the company in legal proceedings, if necessary, and manage litigation strategies.
- Work with external counsel for complex litigation and arbitration cases.
- Identify potential legal risks in the company's operations and provide proactive solutions.
- Develop policies and procedures to mitigate legal risks and ensure compliance.
- Conduct training for employees on legal issues, particularly in compliance and property law.
- Manage relationships with regulatory authorities, including local municipal bodies, environmental authorities, and land records offices.
- Ensure all statutory filings, approvals, and licenses are obtained and up-to-date.
- Maintain organized records of all legal documents, including contracts, property documents, and licenses.
- Develop and enforce document control policies to ensure confidentiality and accessibility.
Eligibility
- Education: Bachelor’s or Master’s Degree in Law (LLB or LLM).
- Experience: 5-6 years of legal experience, preferably in real estate, construction, or property law.
- Certifications: Bar Council registration or equivalent.
Salary/Stipend
