Details of the Job/Internship

Godrej Industries Group is hiring for the position of Senior Manager - Litigation with 6+ years of experience to join their office in Pune.

Role and Responsibilities

1. Litigation Management

• Handle consumer and RERA litigation, including end-to-end case management.
• Apply in-depth knowledge of Maharashtra land laws in handling legal disputes, society formation, and land issues.
• Ensure timely processing and verification of legal invoices and advocate fees.
• Maintain a robust follow-up mechanism for litigation and payments.
• Success Metrics:
• Timely resolution and tracking of litigation cases.
• Adherence to internal SLAs for legal payments and filings.

2. Deal Evaluation & Due Diligence

• Conduct legal due diligence on land records, title deeds, ongoing disputes, and compliance requirements.
• Advise on deal structures and joint venture negotiations in collaboration with the Business Development team.
• Ensure all transactions comply with applicable real estate regulations.
• Success Metrics:
• Accuracy and comprehensiveness of due diligence.
• Legal risk mitigation and successful transaction closures.

3. Contract Drafting & Review

• Oversee and coordinate drafting of legal documents, including Development Agreements, GPAs, Term Sheets, Indemnity Bonds, and Service Agreements.
• Work with internal teams to finalize customer agreements and ensure legal robustness.
• Partner with external counsel for timely and accurate document finalization.
• Success Metrics:
• Timely turnaround of contracts and legal documents.
• Contractual clarity and compliance.

4. Legal Support for Society & Association Formation

• Manage legal aspects of forming and registering societies/associations.
• Draft and finalize key documents such as Conveyance Deeds, Sale Deeds, and Lease Deeds.
• Liaise with stakeholders to ensure smooth and compliant registrations.
• Success Metrics:
• Successful and timely society registrations.
• Legal accuracy in drafted deeds.

5. Legal Advisory & Compliance

• Provide legal advice on customer documentation, stamp duty, housing loan processes, and property transfers.
• Review inter-departmental contracts to identify legal risks and ensure compliance.
• Build and maintain a legal knowledge repository to support internal teams with updates on real estate laws and regulatory developments.
• Success Metrics:
• Timeliness and quality of legal advice.
• Internal legal compliance and awareness.

6. Litigation Representation

• Represent the company in consumer forums, arbitration matters, and other legal proceedings.
• Ensure consistent follow-up and representation in court hearings.
• Success Metrics:
• Effective legal representation and outcomes.
• Resolution of disputes favorably impacting the company.

Eligibility

Education:

• LLB from a recognized university.
• Additional qualifications in real estate or commercial law are an asset.

Experience:

• Minimum of 6 years post-qualification experience in litigation, real estate laws, contract drafting, and legal advisory.
• Strong background in Maharashtra land laws, RERA compliance, and society formation.

• Strong drafting, negotiation, and communication skills.
• Ability to manage multiple legal functions and coordinate with diverse stakeholders.
• High attention to detail and a proactive problem-solving approach.
